Types of Home Inspections

All of our inspections include an on-site consultation with the inspector to discuss their findings as well as a full written report.

Pre-Sale Inspection

Pre-Listing Inspection

Inspections completed before purchasing a house can help the buyers know the extent to which the home's systems are working before purchasing the house. Inspections are normally conducted during due diligence period. Pre-sale inspections ensure the buyers that the house is structurally sound and safe for their family before they purchase it.

11 Month Warranty Inspection

Warranty inspections are conducted 10 to 11 months after a new house is bought. The inspections check if there are any issues that arise after the home has been occupied. Some of the issues in a house are not able to be identified until they are used on a daily basis. If problems are found, the builder is able to fix them before the home warranty runs out.
Pre-listing Inspections are conducted for the home owner before listing it for sale. The pre-listing inspection uncovers any flaws in the house so that they can be fixed before listing. Your inspector will meet with you after the inspection and discuss their findings along with providing a full written report that may be used with prospective buyers.

Maintenance Inspections

Similar to a Pre-listing Inspection, maintenance inspections are yearly inspections that provide homeowners with an overall view of the systems in their homes and help detect small issues before they become costly problems. Your report will include the top 3 items that the homeowner should address to ensure the longevity of the property

Radon Testing

Radon gas is a naturally occurring radioactive gas that is colorless and odorless. It is the second most common cause of cancer in the US, according to the EPA. Since radon occurs naturally in the Earth, it can get trapped in your house. The only way to know if your house has radon is to test your house. Our professional Radon testers will complete the testing and provide you with a full report after the test is completed. As per usual, if you have any questions at all about the test or report, we are just a phone call away.

Water Testing

Well water testing is important to identify what is in your water. Our inspectors will collect a water sample from the home and send it to a laboratory for analysis. Below you will find the water tests that are available through Highside Home Inspections.
  • Bacteria testing - tests for E. Coli and Coliform bacteria
  • FHA Loan Water Scan - tests for Bacteria, Lead, Copper, Nitrate and Nitrite
  • Well Water Scan - tests for Bacteria, Lead, Iron, Copper, Nitrate, pH, and Hardness

Wood Destroying Insect Inspections

Wood destroying insect inspections are coordinated through a local, third party company. The inspection will examine the property for larvae, fungi or insects that destroy wood. At the end of the inspection, a report (commonly known as a WDIR) will be generated to explain their findings. Theses tests typically analyze the home for evidence of Subterranean Termites, Carpenter Bees and Ants, Powder Post Beetles, Old House Borers and Fungi. 

Septic Inspections

A septic inspection evaluates the overall condition of the septic system in a home. This includes a thorough evaluation of the septic tank, distribution device and drain field. Our septic inspections are performed by a licensed third-party company to ensure the system is functioning properly and to identify any potential issues. ​A small facilitation fee is charged to arrange these inspections.
